Conway Title is now WACO Title
Conway Title Services & Escrow was founded by Ron Strothers and George Pitts, with the assistance of Travis Bailey. In 1996, Conway Title opened its doors to serve the Faulkner County market with only four employees. Even though Conway Title began with a small work force, each associate embraced a "never quit" mentality.
Barbara Warren, the agency manager, was one of the original four associates at Conway Title. She remembers how business was very slow after they first opened. In fact, a realtor remarked that she enjoyed doing business with Conway Title because she was treated like she was their only customer. Barbara jokes, "little did she know, she was the only customer we had!"
How times have changed in Faulkner County. Since 1996, Conway Title has grown to four locations, 24 associates and the market share leader in an extremely aggressive market. Conway Title’s business was a natural fit and an excellent addition to the WACO Title family in August of 2007.
Lincoln Land Title is now WACO Title
Lincoln Abstract Company started in April of 1886 when Will Lincoln certified his first abstract. Mr. Lincoln started Lincoln Abstract Company in Greene County along with several of his family members. Will’s nephew Harold “Abe” Lincoln continued in ownership of Lincoln Abstract Company making changes in the business and maintaining a complete index of all recorded documents in Greene County since 1886. These records are still updated and maintained on a daily basis.
The 1980’s saw some major changes for the abstract business in Greene County. Abstracts were being replaced by Title Insurance policies. The long, narrow books of history, which were usually kept in safety deposit boxes, were not used any longer. Title Insurance would condense information needed for the current owner’s conveyance of property into one document that could be produced quicker and extend more assurances for the future owner.
1982 saw continued changes for Lincoln Abstract Company. Another local family became involved in the management and ownership of Lincoln Abstract Company when Larry F. Jones, a retired loan officer from Guaranty Federal Saving and Loan (now Guaranty Bank), purchased an ownership interest in Lincoln Abstract.
A new look, a new name – Lincoln Land Title Company replaces Lincoln Abstract Company – still the same great people, the same historical information and a new product. As title insurance was embraced in the Southwest Missouri market, Lincoln Land Title Company saw many changes. One of the larger changes was the retirement of the last Lincoln family member Harold “Abe” Lincoln in 1985.
Lincoln Abstract Company built and occupied an office building just to the south of the Greene County Courthouse on Central Street in 1922. After 74 years in the same location, it was time to move to a larger facility. December 1996 found Lincoln Land Title moving to it’s renovated offices at 3256 S. Fremont in Springfield.
Lincoln Land Title Inc. moved forward with technology and market share by increased customer service and the merger of other local title companies through the start of the 21st century. Lincoln Land Title currently services Greene, Christian, Taney, Stone, Lawrence, Jasper, and Newton counties.
Lincoln Land Title joined the WACO “family of companies” in October 2009 and brought with them 100+ years of title experience and 75+ years of closing experience.
Madison County Abstract Company is now WACO Title
Madison County Abstract Company joined the WACO Title family on May 6, 2005, but the company itself dates back to the early 1930s. At that time, J.S. Miller purchased Combs & Combs Abstract, and Mr. Miller, with the assistance of his daughter, Golda Miller Fritts, changed the name and ran the company as J.S. Miller Abstract Company for many years.
In 1972, a gentleman by the name of Mr. Dotson purchased J.S. Miller Abstract from Ms. Miller Fritts. In 1974, Mr. Dotson also purchased a local competitor – Stewart & Stewart Abstract Co. from Rema Stewart. Both companies were purchased under the name Madison County Abstract Company, but Mr. Dotson didn’t change the name of the company until they moved into a new location in April of 1984.
Like its partners in the WACO family, Madison County is rich with experience. The title department has approximately 86 years of experience while the closing side has an equally impressive amount of experience dating back to the ‘80s. Madison County’s success is attributed to the fact that they always put the customer first and deliver quality work in a timely manner every time!
McDonald County Title & Escrow is now WACO Title
McDonald County Title & Escrow Co. has a history as long and as rich as the county it represents. Over the life of McDonald County many abstractors have called this region home, all the while compiling an array of detailed and historically accurate tract books logging each land transfer since the government patents were issued. Some of these abstractors, whose tract books are still maintained on the premises are: J. A. Sturges, Cloud & Co., Evans & Gibbons, C. U. Edwards, E. E. Coffee, Noel & York, Noel & Marrs, Marrs & Bone and Keene & Brown.
After getting into the abstract business in 1961 with his partner, former Judge Robert Yocum, Mr. W. K. Barker acquired the last of the remaining tract books from Lena Wheeler and Elizabeth Lett in 1976, effectively bringing the entirety of these vastly important records into one location. Mr. Barker continued to own and operate W. K. Barker Abstract until early 2001.
The journey to the current day McDonald County Title & Escrow Co. began in June of 1996 when Gary A. Wasson returned from serving overseas in the United States Navy and went to work for Joe & Carol Hendricks at Elk River Abstract & Title. Gary’s dedication and work ethic allowed him to master the nuances of the title industry and Mr. W.K. Barker, having noticed these attributes in Gary, approached Gary in late 2000 for the purpose of selling him W. K. Barker Abstract. After much deliberation and prayer, Gary struck a deal with Mr. Barker on February 8, 2001 to buy the company. With little more than his unwavering faith, the lint in his pocket, and a strong desire to succeed, Gary became the owner and manager of W. K. Barker Abstract, changing the name of the company to McDonald County Title and Escrow Co.
Upon entering the already well-established market in McDonald County without such modern conveniences as filing cabinets or computers, Gary knew that his desire to succeed must be matched by upgraded facilities and equipment and unparalleled customer service. Over the next 9 years, McDonald County’s business grew, capturing market share and steadily increasing production. This success, coupled with Gary’s deep rooted and heartfelt desire to better serve the community in which he was born and raised, led to an opportunity for McDonald County Title & Escrow Co. to become a part of the WACO “Family of Title Companies” on July 1st 2010.
Elk River Abstract & Title Co., located across Main Street from McDonald County Title & Escrow Co., had been a part of the WACO “Family of Title Companies” since May 31 2007. The two companies were combined and moved into the current McDonald County Title and Escrow Co. offices on Main Street in Pineville, Missouri. McDonald County Title & Escrow Co. is pleased to offer a team of associates with more than 62 years experience in the title industry and more than 37 years of lending/closing experience, offering you and your clients the most reliable title insurance products and the best closing experience that Southwest Missouri has to offer.
Mosley Title is now WACO Title
Mosley Title Company began when William B. Mosley, a Navy instructor pilot in WWI, was practicing law in Little Rock, AR and learned from his brother, a Fort Smith resident, that a title company was available for purchase. Mr. Mosley then purchased Lyman Abstract Company in 1954 and began certifying abstracts under the name of Mosley Abstract.
In 1980, Gene Wahl, a licensed attorney and counsel for Worthen Mortgage, recognized a need for a closing office in Fort Smith. Therefore, he partnered with Mr. Mosley and Kathy Moore, the closing department manager, to officially open the first closing office in the area, and Mosley Abstract became a full service settlement shop.
As the years went by Mr. Mosley began to look more towards retirement, and so Mr. Wahl purchased Mosley Abstract. Mosley Title is proud of the depth of its records and still possesses the original tract books that go back to patent. In approximately 1998, Mosley expanded their service area and began offering searches in several other counties.
In January of 2010, to continue the growth and leadership of Mosely Title Company, Barbara Davidson was welcomed as manager. Barbara has an extensive background in operations and management, primarily in banking and loan operations. She began her banking career in Fort Smith in 1969, and has over 38 years of experience in the financial services industry. Barbara views her new position at Molsey Abstract as an opportunity to learn a new facet of the real estate industry.
Mosley joined the WACO Title "family of companies" in September 2006 and brought with them 178 years of title experience among their associates and approximately 110 years of experience in their closing department.
The Title Place is now WACO Title
In 1903 Jasper County Title Company, Inc., (The Title Place) was incorporated to do business certifying abstracts in Carthage, MO. In 1920 the first Joplin office opened, and after several expansions the main office moved to its current location at 408 E. 32nd Street, Joplin and opened an additional office in Mt. Vernon. Currently, The Title Place is comprised of 3 locations and 25 associates providing services not only in Jasper County but throughout Southwest Missouri. The Title Place strives for professional, accurate and timely service for its customers. Community involvement is a priority demonstrated by their participation in many civic organizations and active support of the Joplin area.
